This was a purchase transaction for a client in a 1031 exchange.
CHALLENGE:
Property was in a real small sub market of San Bernardino, low population, and the property was on a sewer system. Client owned no other property in immediate area and there was a lack of comps.
SOLUTION:
We had already financed other properties for the client with lender so we used the same and it made the process simple, and we closed on time.
