The Investor was actively looking for loans while rates were climbing fast. At the same time, the Investor was in exchange with deadlines and contractual obligations to meet. A failed cash out loan, would give investor contractual problems with seller and tax consequence.
ALB Commercial Capital brokered the $28mm loan with a 10 year fixed product at the same interest rate as the most competitive 5 year at the time, thus giving the investor the same amount of Cash Out a 5 year would have yielded, but with a 10 year fixed term. More importantly for this highly technical and complicated deal, the Broker was able to quickly underwrite, assess, structure, and give recommendations of immediate actions required, thus allowing the loan to close in the most efficient and time saving manner.
