One of our VIP clients came to us wanting to do a cash out refinance on an apartment building we had financed a couple years back. They wanted to maximize their cash out to be used for two other purchase transactions that we fortunately were also working on for them.
These investors had recently over the last 2 years purchased multiple apartment buildings which after aquisition they renovated entirely, increased rents to market levels, but this typically leads to high vacancies during the stabilization and turn around period. This is just how they operate and they are very successful at what they do. However, because of this process their Tax returns were showing negative cash flow.
We have financed hundreds of millions for these clients and are well aware of their returns and their overall strengths or weaknesses. Our team is well versed in the underwriting process and were able to present to the lender a true and accurate picture of the properties income performance to date, along with a full year to date on operating expenses. It was important that the lender used these numbers since they reflected and up to date overall picture for properties that had recently been acquired but had completely gone through the renovation and stabilization process. In this cash out refinance we were able to lower the clients interest rate and while cashing out enough funds for them to make their next purchases. To top it off we also were able to negotiate with the lender to waive some of their prepay penalty.
